LOCATION

The 12th district is located in the south-west of Vienna, about 5 to 10 km from the inner city. Topographically it extends from the Wiental south of the river Wien to the level between the Wienerberg in the 10th district and the green mountain, the castle hill of Schönbrunn in the 13th district. The 12th district is currently developed by two subway lines (U4, U6), the S-Bahn-Stammstrecke, the tram line 62 and the Badnerbahn.

The subway station “Am Schöpfwerk” is within walking distance of the property. In addition, bus lines 16A and 64A stop directly in front of the property, which travel to Hetzendorf and Liesing.

The property is also very well developed for private transport. Via Altmannsdorfer Straße, take the main road to the city center either via the green mountain or to the A23 Altmannsdorf junction. Via the Altmannsdorf junction you have direct access to the Südosttangente or the South-Highway.

DESCRIPTION

The property is a former record store built in 1978. In 2007 the property was extensively renovated and converted into a business and office building. The “L-shaped” object extends over several floors (basement, ground floor, upper floor). The property is accessed internally via three stairways (a person lift, a load lift). In total, the property has a floor area of approximately 9,000 m². The business areas on the ground floor are fully let to well-known retail tenants such as Billa, BIPA, Frische Paradies. The first floor is only partly extended (airspace).

Furthermore, storage and archive areas are available, which are used by the fitness center and Fresh Paradise. On the second floor are office areas, which would be suitable for a mixed use (office / commercial) due to the increased load capacity of the floor ceilings. In the lower floor are storage and archive areas, a sports club (shooting range), as well as some technical rooms (electricity meter rooms, gas meter room, heating room).

The office building has a roofed flat roof on trapezoidal sheet metal with stock insulation, on which several technical devices are located. The heating of the property is via district heating. For customers of Billa and BIPA a total of approx. 122 free places are available.
