LOCATION

Innsbruck is the capital of the Austrian state of Tyrol and lies in the Inn Valley along the Alpine transit route Brenner (car and railway) to South Tyrol. Innsbruck is the fifth largest city in Austria with approx. 120,000 inhabitants to Vienna, Graz, Linz and Salzburg.

The property to be sold is centrally located in the cadastral municipality of Wilten, south of the center of Innsbruck, at the foot of the Bergisel. Wilten is an important starting point for many traffic routes, such as the Brenneroderstrasse, the Stubaitalbahn and the Mittelgebirgsbahn. This district is also a very popular residential district. The present property is accessed by Chamlerstrasse, Anton-Melzer-Strasse and Dr.-Karl-von-Grabmayr-Straße.

The entertainment center is very central and conveniently located. You can get there by public transport (tram 1), the city bus (stop Südring), the line K and S at Wiltener Platzl or the train to the station Westbahnhof and a two-minute walk to Olympiahalle. The Südring (B174) can be reached via the A12, the famous main traffic route Inntalautobahn, which allows a pleasant and quick access to the property.

DESCRIPTION

The present property was planned in the years 1997-1999 by the well-known architecture office Achhammer, Tritthart & Partner, and completed in July 2000.

The building with the imposing aluminum-glass façade was erected in mullion / transom construction. The four floors are accessed by elevators. The entire building has high-quality technical equipment, such as contemporary air-conditioning and heating systems, and facade surfaces equipped with sun protection glass.

The entertainment centre is well integrated into the surroundings characterized by residential buildings and is reflected by its large entertainment and catering facilities. The entertainment center, which is located in the building, offers a variety of restaurants, cafes, bars and restaurants, as well as 8 cinemas and a nightclub. A pizzeria, sushi bar, Skybar and Cuba Bar complete the great entertainment.

The cinema, known and popular in Austria, CINEPLEXX-Kino has rented 70% of the total usable floor area since 1997. On 4,728m², 8 cinemas with a total of 1,625 seats and a 687 m² screen are available. The concept of these cinemas with large-area canvases and an arena style structure of the halls with steep seating arrangements has prevailed throughout Austria.

The “Mausefalle” nightclub, which is open every day, and is well-known beyond the borders of Innsbruck, has rented 582 m² on the ground floor. The guests have a spacious dance floor, as well as a daily changing program with well-known Dj’s.

There is also a very busy underground garage with 171 parking spaces. The garage is currently rented to an operator. When the garage is used, the parking garage is available to the Kinobesuchern in the opposite Veldidenapark. The entrance to the entertainment center is in the Chamlerstraße, the access to the in-house underground car park in the Dr. Karl-von-Grabmayr-Straße.
